National statistics

National market pages and reports use data from the Redfin Data Center. Apart from Appreciation, the definitions below follow Redfin’s published definitions. Where AgentIntel shows a statistic under a different name, Redfin’s name is given too.

Redfin publishes its figures month by month. For Last 3 Months, Last Quarter, Last 12 Months and Last Year, AgentIntel combines Redfin’s figures for the months in the period: Total Sales, Pending Listings and New Listings are added up, Active Listings is the figure for the last month, and every other statistic except Appreciation is the average of Redfin’s figures. A 12-month Median Sales Price, for example, is an average of Redfin’s medians, not the median of every sale in the year.

Prices

Median Sales Price

The median final sale price of homes that sold during the month. Half sold for more and half sold for less.

Median Price per Sqft

The median final sale price per square foot of homes that sold during the month.

Median Asking Price

The median asking price of homes that were listed for sale during the month. Redfin calls this median list price.

Median Asking Price per Sqft

The median asking price per square foot of homes that were listed for sale during the month.

Appreciation

The percent change between the Median Sales Price for the 12 months ending with the period and the Median Sales Price for the 12 months before. A one-month or three-month period shows the 12-month figure that ends with it. AgentIntel calculates this from Redfin’s prices; it is not Redfin’s own year-over-year change.

Time on market

Median Days on Market

For homes that went under contract during the month, the median number of days they spent on the market before the seller accepted an offer. Homes that were on the market for more than a year are left out.

Contract in First Two Weeks

The percentage of homes that went under contract within two weeks of being listed. Redfin calls this share of homes off market in two weeks.

Negotiation

Asking vs Sales Price

How close the typical sale price was to the final asking price: each sold home’s sale price divided by its list price, averaged. A figure of 99% means homes sold for 1% under asking, and 101% means 1% over. Sales that closed 50% or more above or below the list price are left out. Redfin calls this average sale-to-list price ratio.

Sold Above Asking Price

The percentage of homes that sold for more than their most recent list price, with the same sales left out. Redfin calls this share of homes sold above final list price.

Supply and demand

Months of Inventory

How long the homes for sale at the end of the month would take to sell at that month’s pace of sales if no new homes came on the market. It is inventory divided by home sales. A higher number points to a buyer’s market and a lower number to a seller’s market. Redfin calls this months of supply.

New Listings

Homes that were listed for sale during the period.

Active Listings

Homes for sale that were active on the last day of the period. Redfin calls this inventory.

All Active Listings

Homes for sale that were active at any point during the month. For a longer period, it is the average of the monthly counts. The listing counts beside the gauge show this as Active. Redfin calls this active listings.

Pending Listings

Homes that went under contract during the period. Homes that had been on the market for more than 90 days are left out. Redfin calls this pending home sales.

Total Sales

Closed home sales during the period. Redfin calls this home sales.

Good to know

  • Redfin publishes once a month, so national numbers run a month or more behind the calendar.
  • For cities, zip codes and neighborhoods, Redfin publishes rolling three-month figures rather than single months. On those markets, a one-month figure is drawn from the latest three months: Total Sales, Pending Listings and New Listings are estimated for the single month, and every other figure, including the Active count beside the gauge, is the three-month figure unchanged. Longer periods are built from the three-month figures.
  • Redfin seasonally adjusts some of its figures for the country, states and larger metros. AgentIntel removes that adjustment so every place is measured the same way, so a figure here can differ from the same figure on Redfin’s site.
  • National and MLS numbers for the same place will differ. They count different listings, and some statistics that share a name are defined differently. Median Days on Market is one: the MLS figure counts homes that closed, and the national figure counts homes that went under contract.
