The words AgentIntel puts on screen, in plain terms. Statistics such as Median Sales Price or Success Rate are defined in MLS statistics and National statistics.
Your data
MLS market
A market calculated from your MLS’s own listings and updated overnight. MLS markets come with an MLS Connection, and the Dashboard search lists them under MLS Markets. See MLS and national data.
National market
A market built from Redfin’s public data, for places across the U.S. The Dashboard search lists national markets under U.S. Markets.
Public market data
The name the Metros settings give national data from Redfin.
MLS Connection
The part of a subscription that adds your MLS’s data: MLS markets, custom markets, the Agents section and MLS listing search. It is named for your MLS.
Connect your MLS
The card in the left menu that starts adding an MLS Connection. It appears when AgentIntel works with an MLS in one of your metros. Once you dismiss the card, Connect your MLS is in the menu that opens from your name at the bottom of the left menu. See Connect your MLS.
Metros
The metros you work in, chosen in Settings under Metros. They decide which markets Markets lists: MLS markets for metros your MLS covers, and national markets for the rest. See Choose your metros.
Closings
Sales that closed. A market needs at least 30 closings in the last 12 months to have statistics, and the custom market form counts them as you set filters.
Markets
Market
A place you can see statistics for: the whole country, a state, metro, county, city, zip code or neighborhood, your whole MLS, or an area you define yourself.
Custom market
An MLS market you build from filters: property details such as price or year built, and either named places or an area you draw on a map. Start one with Custom Market at the bottom of Markets. It needs at least 30 closings in the last 12 months. National markets can’t be customized. See Create a custom market.
Regional
The first section on Markets. It holds your metros as a whole, your whole MLS if you have an MLS Connection, and the states and the whole country for your national metros.
Residential
The starting version of every MLS market. Some metros also have built-in versions, such as Single Family or New Construction. They appear as buttons under a market’s name on Markets, and in the dropdown under its name on the market page.
All Residential
The starting version of a national market. The dropdown under the market’s name switches to Single Family Residential, Condo/Co-op, Multi-Family (2-4 Unit) or Townhouse where Redfin reports enough sales of that type.
customize
On an MLS market, the button that opens its filters, which you save with Update Filters. On Reports and Social, the same button opens their settings.
Starred
Markets, listings and agents you’ve marked with the star at the top of their page. They’re listed in the left menu under STARRED and come first on Markets.
Recent
The markets you’ve opened lately. Select Recent on Markets to see them all.
Market pages
Months of Inventory
A statistic, and the gauge at the top of every market page that shows its latest value. See its definition for MLS markets and national markets.
Seller’s, Balanced and Buyer’s
The bands on the Months of Inventory gauge, which reads from 0 to 9 months: under 3 is Seller’s, 3 to 6 is Balanced, and over 6 is Buyer’s. The same two colors shade each change in Indicators and the map in Perspective.
Active
In the listing counts beside the gauge, the All Active Listings statistic (MLS, national). The Supply chart plots a different statistic, Active Listings, so the two numbers differ.
Sold
In the listing counts, the Total Sales statistic (MLS, national).
Reduced
In the listing counts on MLS markets, the Price Reductions statistic.
New, Pending, Withdrawn, Canceled and Expired
In the listing counts, these are the New Listings, Pending Listings, Withdrawn Listings, Canceled Listings and Expired Listings statistics. On an MLS market, a count of zero is left out. National markets show New, Active, Pending and Sold only.
Supply
The chart of Active Listings (MLS, national) month by month, with bars for this year and last year and a line for the long-run average.
Demand
The chart of Pending Listings each month, laid out like Supply.
10 Yr Avg
On the monthly charts, the line showing each month’s average across the years shown, up to ten. When there is less history, the label says how many years it covers.
Appreciation
A statistic (MLS, national) and a chart. The chart shows the median sales price for each recent full year, ten years on MLS markets and nine on national markets, with the change from the year before. It is left out on an MLS market filtered by price.
Negotiations
An MLS chart with one dot for each of up to 1,000 sales from the last 12 months, chosen at random. Each dot is placed by the home’s days on market and how far its sale price landed from its asking price (Asking vs Sales Price). Sales with more than 180 days on market, or that closed more than 50% above or below asking, are left out.
Price Adjustments
An MLS chart with one dot for each of up to 1,000 listings from the last 12 months that cut their asking price and are still for sale, under contract or sold. Each dot is placed by the home’s days on market and how far its asking price came down from the original (Original vs Asking Price). Homes on the market more than 180 days, and cuts of more than 50%, are left out.
Prediction
The straight trend line through the dots on Negotiations and Price Adjustments.
Success Rate
A statistic and, on MLS markets, a chart of it month by month, subtitled Pending & Closed.
New Inventory
An MLS chart of New Listings each month, laid out like Supply.
Job Growth
A chart of the change in job postings on Indeed compared with 90 days earlier, for the market’s metro, its state or the whole country. See Where the data comes from and how fresh it is.
Interest Rates
A chart of Freddie Mac’s weekly average 30-year fixed mortgage rate, the same on every market, with figures for This Week, Last Week, Last Qtr and 50 Yr Avg for comparison.
Perspective
A chart on national markets: a map of nearby markets colored by Months of Inventory, from Seller’s to Buyer’s. Select an area to open its market.
Indicators
The table on a market page that compares the market’s statistics across two periods. Choose the periods with the Comparing and to dropdowns; the change column shows the difference between them.
Last Month, Last Quarter and Last Year
The last complete calendar month, quarter or year. On a national market, all three end no later than Redfin’s latest month, which can be a month or two back: when that month is August, Last Quarter is April through June.
Last 3 Months and Last 12 Months
Rolling periods that end with Last Month: the latest three or twelve months together.
calculating
Shown on a chart while its numbers are being worked out, usually for a custom market you have just created or changed. The page fills in by itself.
Generate Report
The button at the bottom of a market page that makes a report of that market.
Listings
Listings
In the left menu, the homes you work with: your own MLS listings, MLS listings you’ve opened and addresses you’ve added. Each opens with the markets around it.
My Listings
MLS listings on which you’re the listing agent or co-listing agent. AgentIntel adds them for you as your MLS updates.
My Buyers
MLS listings on which you’re the buyer’s agent or co-buyer’s agent. AgentIntel adds these for you too.
Pre-MLS
Addresses you’ve added that aren’t linked to an MLS listing.
Detach From MLS
Turns an MLS listing under Listings into your own copy, whose details you can edit. It then stops following your MLS’s updates.
Reports and social posts
Report
A branded PDF of one market’s charts and statistics, with your headshot, logo and colors. Its numbers are fixed when it is generated. See What’s in a report.
Post
A set of images, one for each market you chose, with a written caption. AgentIntel makes the post; you download it or share it yourself.
Recurring Schedule
Settings that make a new post every month on the day you choose, such as the second Wednesday. Start one with New Schedule on Social. See Set up a monthly schedule.
Template
One of four post designs: Two by Three, Info Dense, Modern Compare and Overlay Graphic. Each carries your colors, fonts and logo.
Wordmark
A short line of text, such as your name or handle, printed on your social images.
Positive Indicators
The default way a post picks its statistics: AgentIntel chooses them and their order, leading with a dollar figure. Manually Select lets you choose them yourself.
Most Relevant
The default date range for a recurring post. A post made in January covers the past year; one made in April, July or October, the past quarter; and any other, the past month. Each is compared with a year earlier. On national posts these are the latest 12, 3 or 1 months of Redfin’s data, and posts that include a city, zip code or neighborhood use 3 months in place of 1.
Agents
Listing Agent, Buyer’s Agent and Total
The column groups in Agents. Listing Agent covers an agent’s sales as listing or co-listing agent, Buyer’s Agent their sales as buyer’s or co-buyer’s agent, and Total both together. See How production is counted.
Volume, Units and Average
The columns under each group in Agents: Volume is the combined sale price of the agent’s closed sales, Units is the number of sales they are credited with, and Average is the average sale price. For how each side of a sale, and each agent on it, is counted, see How production is counted.
Your account
Client Watch
A weekly email for MLS-connected agents about your active listings and about past buyers whose purchase anniversary falls in the coming week, each with a note on its market. Turn it on or off in Settings under Notifications. See The Client Watch email.
