AgentIntel’s numbers come from two sources. MLS markets are calculated from your MLS’s own listing records and updated overnight. National markets use Redfin’s public data, which Redfin publishes once a month. The Job Growth and Interest Rates charts use public economic data.
Your MLS
With an MLS Connection, your MLS markets, custom markets, the Agents section and MLS listings all come from your MLS: its listings, and its roster of agents and offices.
- Listings follow your MLS closely. AgentIntel checks your MLS for new and changed listings about every 10 minutes.
- Market statistics are updated overnight. Most markets are recalculated every night and the rest the night after. The figures on a market page change at most once a day.
- Agent production is updated daily.
What each statistic means is in MLS statistics.
Which months each period covers
Last Month, Last 3 Months and Last 12 Months end with the last complete month. Last Quarter and Last Year are calendar periods: the last complete calendar quarter and the last complete calendar year. In November, for example, Last Month is October and Last 12 Months runs from November a year ago through October, but Last Quarter is still July through September and Last Year is the previous calendar year. The page shows the months each figure covers.
A sale counts in the month its closing date falls in, so a home that closes today is counted once this month is over. On the first of each month, Last Month, Last 3 Months and Last 12 Months move forward to take in the month that just ended. Last Quarter moves on the first of January, April, July and October, and Last Year on January 1.
The newest month also depends on activity. In a market where nothing has changed in your MLS yet this month, the figures can still end a month earlier until something does.
The Negotiations and Price Adjustments charts are the exception. They plot individual sales and listings from the past 12 months, up to the day you look.
Late entries and corrections
A sale your MLS records late still counts in the month it closed. Figures that end with last month are refreshed overnight, so a late entry for last month usually shows up the next day, and within two days. Figures that end earlier are rechecked less often: weekly for periods ending one or two months before that, monthly for the rest of the past year, and every six months beyond that. A correction to an older sale can take that long to show.
A new or changed custom market
When you create a custom market or change its filters, its numbers may be worked out the first time you open it. Until they are ready, its charts show calculating, and the page fills in by itself.
Which markets have statistics
A market needs at least 30 closings in the last 12 months to have statistics. Whether a market has enough to be listed on Markets and in search is rechecked once a month, on the 28th, so that is when a market can appear or drop off.
Redfin
National markets, and the reports and social posts made from them, use Redfin’s public data from the Redfin Data Center. What each statistic means is in National statistics.
- Redfin publishes once a month, covering the month before, and its files sometimes arrive weeks after its announced date. AgentIntel checks for new data every night and loads it when it appears.
- National figures run one to two months behind the calendar. On a national market page, Last Month is Redfin’s latest month and no period runs past it. The page shows the months each figure covers.
- A place has a national market once Redfin reports at least 30 sales there in a year and has five years of history for it. The same test decides which property types a national market offers.
- National figures are shown without seasonal adjustment. Redfin seasonally adjusts some of its figures for the country, states and larger metros. AgentIntel removes that adjustment so every place is measured the same way, so a figure here can differ from the same figure on Redfin’s site.
For cities, zip codes and neighborhoods, Redfin publishes three-month figures only. MLS and national data explains what that means for a one-month figure.
Job Growth and Interest Rates
These two charts appear on MLS and national market pages and in reports. AgentIntel checks both sources for new data every day.
- Job Growth uses job postings data from the Indeed Hiring Lab. It shows how much the number of job postings has changed compared with 90 days earlier, for the market’s metro, or for its state or the whole country when there are no figures for the metro. When more than one is available, you can switch between them.
- Interest Rates shows Freddie Mac’s weekly average rate on a 30-year fixed mortgage, as republished by the Federal Reserve Bank of St. Louis. It is the same on every market and changes once a week.
Reports, social posts, Claude and ChatGPT
- A report keeps the numbers it was generated with. To get newer numbers, generate a new report.
- A social post uses the numbers available on the day it is made. Each image carries a line naming its data source and that date. A recurring schedule makes a new post each month.
- Claude and ChatGPT, once connected, read the same figures you see in the app.
